The Action: About 50 house hunters wandered through this Kingsway property this summer; a brand-new, three-storey house with a double garage on a 49-by-130-foot corner lot. In late July, after almost three months on the market, one shopper cut a deal that trimmed $270,000 off the asking price.

"It's a good location, steps to the subway," agent Motria Dzulynsky said. "It took a long time to [build] and was meticulously done, so the buyers got good value for what was in there."

What They Got: This roughly 4,000-square-foot residence has been adorned with high-end features, such as seven bathrooms, pot lights in all five bedrooms and a butler's pantry between the dining room and kitchen.

  • Fireplaces are focal points in the living and family rooms. The latter also features three sets of double doors to the south-facing deck.

  • The 1,500-square-foot basement has a wine cellar, gym and recreation room with nine-foot ceilings and heated floors.

The Agent's Take: "Most of the homes [in this neighbourhood] are older; you don't find that many brand new [ones], so that was unusual," Ms. Dzulynsky said. "And it was very tastefully done with a good layout."
