The Action: Many buyers were temped by the affordability of this one-bedroom suite, from its list price under $400,000 to its monthly fees of $339. So it quickly logged more than a dozen visitors – who could easily visit alternatives in the 29-year-old building – and received one viable offer for the full price.

What They Got: This 650-square-foot unit is older than it appears as the kitchen and bathroom were redone within the past five years and the bedroom off the open living and dining area was enlarged and enclosed behind custom sliding screens.

Like other units, it lacks parking, but has easy access to restaurants, shops and theatres, as well as private amenities, such as a rooftop deck, hot tub, fitness, games, media and social rooms.

The Agent's Take: "In this particular building, the north view is better because it's quite unobstructed, and it doesn't seem like that'll change since it's already quite developed," agent Alina Kholodov says. "[The seller] had altered it inside and made it more desirable to a person looking for a one-bedroom unit."

The age of this suite also had advantages. "It's an iconic building in Toronto, and the units tend to be slightly better-configured than new builds in the sense there is actually space for a dining table, bedroom and living area," Ms. Kholodov states.
