The Action: New buildings around Yonge and Bloor often steal the spotlight from older high-rises such as Memphis, where this one-bedroom unit was subjected to about a dozen showings over one month late last year.

What They Got: On the 7th floor of a boutique building built near Ramsden Park and Rosedale subway station in the 1990s, this 775-square-foot suite features an open entertaining area with two entrances to a 20-foot-by-10-foot master bedroom created by merging the original den and bedroom.

Wet stations include a U-shaped kitchen with stainless steel appliances and a five-piece bathroom with laundry facilities.

Monthly fees of $562 cover utilities, 24-hour concierge, gym, games, media and party rooms.

The Agent's Take: "I personally love the building because it's extremely quiet, and tucked away in such a way behind Yonge, so you don't get any of the noise," agent Alina Kholodov says. "[Yet] it's close to Yorkville and Yonge and Bloor."

Older buildings such as this one also appealed to young buyers with a modest budget. "Because it's slightly older, the layouts tend to be slightly larger than the average one-bedroom-plus-den nowadays that they build, so you're getting more space for your money," Ms. Kholodov sayss.

"[Previous owners] converted the original den and bedroom into one big room … which is good because a lot of people are reverting back to wanting larger space in the master."
