"It was on par with the average days on market for that price point and location," agent Nigel Denham said.

"There were a few other comparable models; however, ours had a much better layout, nicer upgrades and second parking spot, which is a big bonus and somewhat rare under $2-milion in Yorkville."

The Agent's Take: "It was 1,800 square feet, so it has an excellent division of space," Mr. Denham said. "We had new floors put in just before the sale, so it gave us a big boost because we did it in herringbone, white oak, which is a hot look right now."

Buyers were also drawn to this building urban setting.

"The location is centre ice, a stone's throw from Bloor, across from Holt Renfrew, subway and Manulife Centre," Mr. Denham said.
