DAYS ON THE MARKET Four

LISTING AGENT Suzanne Lewis, Keller Williams Advantage Realty

The Action: A lack of on-site parking can be a drawback for some Riverdale properties, so this semi-detached Victorian was staged and heavily advertised to showcase its other attributes. It drew two dozen private showings within days and a pre-emptive offer adding a $201,000 premium.

What They Got: Built circa 1890, this three-storey structure still preserves its brick exterior and stained glass windows illuminating the 1,847-square-foot interior, which also retains original crown mouldings and 10-foot ceilings in the fireside living room and formal dining area.

Various owners – including a designer – made improvements with the most recent an updated furnace and stainless steel appliances in the kitchen, which showcases herringbone hardwood floors, Carrera marble waterfall island and a door to the south-facing deck, patio and newly landscaped 17-by-110-foot lot.

A traditional banister leads up to two second-floor bedrooms, a den with a balcony and a third-floor master with one of three bathrooms with a claw foot tub and private deck, while a glass-panel staircase connects to the 698-square-foot basement, which has an open recreation room, office and laundry room with a cellar exiting to the yard.

The Agent's Take: "If you really love that Victorian look, it was one of the very few that come on the market in Riverdale every year," agent Suzanne Lewis says.

"It was such a gorgeous house, even the brick in front, and it was unique [since] most the homes in Riverdale are Edwardian, built in the early 1900s."

The balance of old and new inside was equally impressive. "It has high ceilings, a lot of the medallions, deep baseboards, tall ceilings and original fireplace mantle that was amazing, but then the kitchen was super modern and the bathrooms were renovated," Ms. Lewis says. "It really was an amazing blend of vintage and modern."
