The Action: It took a week of marketing for an initial offer to emerge for this townhouse near York Mills Shopping Centre. It took another few weeks for the buyer and seller to agree on terms and price. In the interim, two other houses on either side of this one came to market. In the end, neither one of those sold for as much as the $815,000 taken for this one.

The Agent's Take: "It's a very unique area, nestled in its own little group north of Bayview and York Mills," agent Douglas Freeman says. "Key reasons people want to move there is they want to be in the school district, specifically the high school district, which is York Mills Collegiate."

The size and set up of this specific property was another vital feature. "This allows people to get into the area for under $1-million where all the other houses in the area are $2- or $3-million plus," Ms. Freeman says.

"It's a stunning three bedroom because we did renovations in certain areas … so it showed well. Like we had hardwood floors where other [units] had parquet."
