Properties priced at less than $450,000 are moving, listing agent Lucas McCann says. “We priced it a tad higher just in case we could still attract buyers that I felt would come out to see it,” he said.
His clients, who’d just had a child, had found a bigger condo at a great price and their offer had been accepted, but it was subject to the sale of their townhouse. They needed to act fast.
“The most active buyers for me are those making the move up the property ladder.”
In the end, a downsizer purchased the townhouse and the newlyweds purchased the condo for $99,000 below asking.
What they got
The townhouse complex was built in 2001 and is in the centre of New Westminster. The 725-square-foot unit has an open-concept living area, fireplace, one bedroom, office nook, fully renovated bathroom, private fenced yard and separate entrance. There is another entrance from the underground parking into the mudroom.
The agent’s take
More than 20 parties came through the open house and the sellers received multiple offers.
“Even though we sold below asking we still ended up well above where we figured we might be,” Mr. McCann said. “That tends to be the strategy at the moment until we move into the active spring market.”
