The action: The listing agents received five offers because the unit has two bedrooms and was priced under $600,000, agent James Garbutt said. The buyers were a young married couple from downtown Vancouver. They were drawn to New Westminster because it’s within 20 minutes of downtown by SkyTrain. The unit sold in May.

“At $650 a square foot, it is $500-a-foot cheaper in comparison to similar properties around downtown Vancouver,” Mr. Garbutt said.

The agent’s take: “Even though this property has more than doubled in value over the past nine years, I think there is still great value here,” Mr. Garbutt says.

It features a private fenced yard, two bathrooms, ground-level garden surroundings and privacy. Also, the building was rain-screened to protect it from leaks.
