The seller purchased the unit as an investment then decided to sell when he saw the condo market go up, says Mr. Albrighton, who showed the unit to five groups. The buyer is a local resident who plans to live in the unit. The price included some furnishings.
What They Got: The two-bedroom, 1,031-square-foot condo has 14-foot ceilings, polished concrete floors, exposed brick walls and restored heritage windows.
The building was built in the early 1900s and was converted to condos in 2009. The unit includes high-end appliances such as a Liebherr fridge. It has one bathroom, an open-concept loft design, walk-in closet and secure underground parking space.
It is centrally located, down the street from SkyTrain, and allows up to two pets and rentals.
The Agent's Take: The seller had purchased the unit only 14 months prior to selling it. The sale price is a $260,100 increase over the 2016 purchase price. That tells you how much downtown lofts have appreciated, Mr. Albrighton says. The seller did not do any major upgrades.
"The price increase was mainly a reflection of the unique condo market appreciating rapidly during 2017," Mr. Albrighton says.
