The Action: The listing agents immediately received 11 offers on the unit, which sold in December. They held two open houses and saw 65 groups come through. "We typically don't recommend listing properties in December, but in this case it didn't matter," real estate agent James Garbutt said. "There was a lot of demand and a lack of supply available, which led to an outstanding result."

What They Got: This 800-square-foot, one-bedroom with den unit in the Penny Lane townhouse project is on a tree-lined street, at garden level. The complex was built in 1995 and the roof was replaced in 2011. The unit has its own entrance, an open-concept layout, nine-foot-ceilings, gas fireplace and ensuite off the bedroom. It's within walking to SkyTrain and Douglas College.

The Agent's Take: The unit was one of two in the same complex that were listed within a week of each other. Both attracted a flurry of interest from single first-time buyers, young couples and downsizers. New Westminster continues to be the more affordable option to Vancouver.

"Often, we see Vancouverites moving out to the 'burbs in search of more space, but in this case the buyer was relocating from the Fraser Valley in hopes of getting closer to the city," Mr. Garbutt says.
