The Action: "Interest was quite high even though it's in an area of Surrey [Sullivan Station] where there is a lot of new development and dozens of new town homes on the market, direct from the developer," listing agent Owen Bigland says. "The buyers had a young family and were looking for more space and a true backyard. They were moving up from a smaller two-bedroom townhome in the area."

What They Got: The 2,000-square-foot, three-bedroom-and-den townhouse, built in 2005, has a two-car garage and a private, fenced backyard. It includes a walkout basement with a roughed-in bathroom and recreation room that could be used as a fourth bedroom. The townhome is on a quiet street, close to schools and shopping in the Sullivan Station area. "The home had been beautifully maintained over the years and was in mint condition," Mr. Bigland says.

The Agent's Take: Mr. Bigland says developers are no longer building duplex-style townhomes with wide floor plans because land is so expensive. Most new builds are narrower, with more stairs to climb.

"This unit could comfortably fit a family of five," he says.
